What I charge to sell your home
Most listing agents quote somewhere around 2.5% to 3%. I charge less, and I put the number on a page instead of leaving it for the first meeting.
What that looks like in dollars
| Sale price | My rate | My commission | At 3% | Difference |
|---|---|---|---|---|
| $300,000 | 2% | $6,000 | $9,000 | +$3,000 |
| $400,000 | 2% | $8,000 | $12,000 | +$4,000 |
| $600,000 | 1% | $6,000 | $18,000 | +$12,000 |
| $800,000 | 1% | $8,000 | $24,000 | +$16,000 |
| $1,000,000 | 1% | $10,000 | $30,000 | +$20,000 |
The comparison column uses 3%, the high end of the range commonly quoted for the listing side. It is a reference point, not a claim about what any particular agent charges.
What is included
Pricing
A price based on what actually sold nearby, not on what neighbours are asking.
Preparation
What is worth fixing before listing, and what is money you will not get back.
Photography and listing
The listing written and published properly, because most buyers decide from the photos.
Showings and negotiation
I run the showings and I negotiate the offers.
Through to closing
Inspection, appraisal, title and the paperwork that goes with them.
One thing you should know before comparing quotes
Since 17 August 2024, sellers are no longer automatically responsible for paying the buyer’s agent. That compensation is now negotiated separately, and it can no longer be advertised on the MLS.
So when you compare quotes, check what each number covers. The figure above is my commission. Whether you also offer something toward the buyer’s side is a separate decision, and it is yours.
I go through the whole picture with you before anything is signed, so the total is not a surprise at closing. Commission is negotiable. It always was.
